And the persons renting the property (the renter/hirer) for the timescale as listed within this contract
2. Formulation of Contract
Before making a booking, please ensure that the property is available for the dates requested. You must send the owner a completed contract and payment of the outstanding amount before arrival. You are responsible for the members of your party and the compliance of these booking conditions. Bookings cannot be accepted from persons under the age of 18 years of age at the time of booking. The owner reserves the right to refuse a booking without giving a reason.
It is agreed between the parties that the owner hereby lets to the Renter who accepts the property as follows with the terms and conditions thereafter:

3. The Price
The total rental price of xxxx Euros for a number of person not exceeding
DEFINED BY PROPERTY. Unless otherwise stated the rental period is daily. The property is let fully equipped and furnished.
4. Contract of Hire
All bookings are subject to these conditions which are deemed to have been accepted in full by the hirer and all persons in the party.
5. Payment and Deposit
A deposit of 60% of the total cost is required to secure your booking. Your booking request must be made by email or through telephone followed by a written confirmation by way of a signed contract.
PLEASE ENSURE YOUR BOOKING NAME IS NOTED AS THE REFERENCE WITH ANY BANK TRANSFER.
All payments are to be made in Euros either by method of Bank Transfer the account as listed below
6. Confirmation of Booking
Your booking is only confirmed upon receipt of your deposit payment and signed contract. Confirmation of your booking will be send to you by email stating the balance of rental due and due date for the final balance to be paid. Upon receipt of your booking confirmation please check the details as we accept no liability for any booking errors by you.
7. Final Payment
Paid as agreed in the supplemental term either in cash in Euros on Arrival or via bank transfer beforehand as outlined by the payment schedule which varies from property to property.
8. Damage Waiver Deposit
You are required to pay a damage waiver deposit of
Defined by Property. This is to cover any negligent or willful damage to the property and contents including breakages and will be refunded as you vacate the property. All usual wear and tear will be ignored for this purpose. Payment of the damage waiver deposit shall be paid by in Euros or the UK Pound equivalent so the hirer does not lose on exchange rate commissions. All waiver deposits will be refunded in the same format for that you paid.
9. Cancellation by the hirer
All cancellations of booking must be made in writing. If the cancellation is more than 16 weeks prior to the start date of the occupancy 50% of the rental deposit will be refunded. If the cancellation is less than 16 weeks prior to the start date of the occupancy or is the booking is cancelled by us due to non-payment of balance then the full hire cost is to be forfeited. The owners strongly recommend that the client obtain sufficient travel insurance for his/her party prior to signing the rental agreement and booking form
10. Alterations and Cancellation by us
In the unlikely event that the apartment becomes unavailable due to circumstances beyond the control of the owners, the hirer will be offered a full 100% refund. Any refund is restricted to the villa hire cost and we are not liable for any cancellation or administration charges for travel arrangements etc
Only persons listed on the contact may occupy the apartment. The apartment can in no way be re-let or sub-let to any other group/party individual without the written approval of the owners. Under no circumstances may more than the maximum number of persons (8) specified in the booking form occupy the apartment except by prior written agreement, except in the case of infant under 2 years of age. The owner, or their representatives, reserve the right to refuse admittance to the apartment to the hirer and their party if they are in breech of this condition. Animal are not permitted under any circumstances unless prior agreement has been reached
12. Hirers responsibility
This hirer is responsible for taking all reasonable care of the property and its contents. At the end of the hire period, the property and its contents, including all equipment, furniture, fixtures etc must be left clean and tidy which includes cutlery and crockery and to ensure that the cooker, oven, fridge and microwave are clean. The hirer shall ensure that no member of the party engages in any activity in or around the property which may cause damage or offence to neighbors or danger to individuals. Anti-social behavior or excessive noise will result in the immediate removal of the party from the property and the cancellation of the rental agreement.
13. Damage to the apartment and its contents
Except in the case of normal wear and tear, the hirer will be responsible for making good any damage to the apartment and its contents which have occurred due to negligence, willful damage irresponsible behavior on the part of those occupying the apartment or their guests.
